2026 in Dublin so far
Dublin has more cost rental homes advertised on the national portal than the other 25 counties combined (about 5,200 against 1,550), and 2026 shows it: 55 listings between January and early September, 43 of them cost rental. The big blocks came from Respond and the LDA. Respond advertised Airton Road in Tallaght twice (145 homes from €1,388 in January, again in February), Pipers Square in Charlestown, Dublin 11 twice (143 homes from €1,387 in April, 140 in July) and Rathborne Wharf in Dublin 15 (178 homes from €1,350, August). The LDA’s one Dublin listing of the year was 226 two-beds at Cooper Square in Seven Mills, Clonburris (€1,600, August). Tuath filled in with mid-sized schemes: Docherty Hall in Donabate (50 homes from €1,327, January), Niven Oaks in Santry (98 one and two-beds from €1,350, March), Montpelier in Dublin 7 (75 homes from €1,490, March), Folkstown Park in Balbriggan (40 homes from €1,150 in June, a further 24 in September), Grange Oaks in Kilternan (57 homes from €1,395, August) and Balmoston in Donabate (34 homes from €1,330, August). Dublin City Council itself let 56 two and three-beds at Oscar Traynor Woods in Dublin 17 from €1,547 in January.
Half of all Dublin cost rental listings this year were single re-lets: 27 adverts for one or two homes, 24 of them from Tuath, at Kilcarbery Grange in Clondalkin, Kilmartin Grove in Hollystown, Foxwood Barn and Parklands Parade in Citywest, De Verdon Place on the Malahide Road and Lanestown View in Donabate. They open for about a week and draw far fewer applicants than a new block. Starting rents across the county ran from €1,026 (a one-bed at Barnoaks, Citywest) to €1,795 (a three-bed at The Avenue, Balmoston). On the purchase side the four councils advertised 12 schemes: Dublin City Council at Oscar Traynor Woods (57 homes from €254,000 in February, 95 more from €251,000 in August) and Montpelier (68 homes from €248,000, May); Fingal at Priory Fields in Skerries (36 from €291,365, February), Folkstown Park (19, January) and Hampton Demesne in Balbriggan (73 from €330,000, August); South Dublin at Keepers Lock in Clonburris (25 from €285,000, March) and Foothills in Killinarden (65 three and four-beds from €300,000, July); Dún Laoghaire-Rathdown with 40 one-beds at St Laurence Park in Stillorgan (from €255,000, July). The income limit for cost rental anywhere in the county is €66,000 net; the 35% rule means a €1,400 rent needs about €48,000 net a year. How each council runs its sales and priority: affordable homes in Dublin by council.
