2026 in Waterford so far
Waterford was early to cost rental and has been quiet since. Waterford City and County Council let 22 two and three-beds at Gort na hInse in Ballynaneashagh from €1,032 in October 2023, still the only council-run cost rental scheme in the county, and Tuath followed with 25 two and three-beds at Mount Neil in Carrickphierish from €950 in January 2025, one of the lowest starting rents advertised anywhere on the portal. Nothing cost rental has been advertised in the county since. The income limit is €59,000 net; a €950 rent needs only about €32,600 net a year.
The council’s affordable purchase programme has been steadier: 68 three-beds at Elder Walk in Kilbarry (from €226,564, October 2023), 25 two and three-beds at The Courtyard in Tramore (from €255,000, February 2025), then three smaller 2026 releases outside the city, 10 four-beds at Leargán in Kilmacthomas (from €360,000, April), 9 three-beds at Mill Heights in Crooke, Passage East (from €300,000, May) and 3 at Paddocks Close in Williamstown (from €315,000, June). If you want cost rental in Waterford, the next scheme will most likely be a Tuath re-let at Mount Neil or a new council block; an alert catches either.
